Ten Grand is a very unique, fully amenitized Class-A Commercial Office building on the Brooklyn waterfront with 6,000sft full floor offices. Tall ceilings and floor to ceiling glass from a façade design by Cookfox, provide breathtaking panoramic views of the Manhattan skyline to the office spaces. Dencityworks created a selection of pre-built options for the Marketing team to offer prospective mid-size companies looking to reinforce their brand with an amazing location and a high end build-out. We worked with market demand data, creating three very unique pre-builts for the tenants to pick from. The pre-builts are a complete interior planning and design packages for distinct corporate lifestyles:

• A Boutique or Casual option draws inspiration from the hospitality sector with warmer tones and wood finishes. The space plan nets out to almost 90 - 100sft per occupant with an equal number of free & formal seating locations. Very few private conference rooms maintain wide-open vistas of the waterfront park and the skyline.

• A Conventional option at about 100 - 110sft per occupant lays out with formal workbenches, some private offices and conference rooms. This design is well balanced between the need for public & private spaces and well suited for a more traditional work environment.

• Finally, a Dense Work option nets at about 80 - 90sft per occupant with a slight bias towards organized workbenches and fewer private offices & conference rooms. Probably the most bang per bench, this option comes with clean contemporary finishes of a polished concrete floor and steel & glass partitions with a contrasting carpet flooring in the offices and conference rooms.

As part of the base building design Dencityworks was instrumental is designing a robust core with state-of-the-art infrastructure which forms the backbone of all these offices and allows for multiple options in future fit outs.
